What’s Driving the Rush to Invest in Dallas-Fort Worth Real Estate?

The Urban Land Institute and PricewaterhouseCoopers named Dallas the top market in the US to watch in 2025, which highlights the D-FW metroplex’s economy, growth in population, and incredible potential for additional development.1

D-FW’s population growth is the third largest in the country based on July 2024 statistics, trailing only New York-Newark-Jersey City and Houston-Pasadena-The Woodlands. There are many reasons that the population is growing 3.5 times faster than the nation’s average2, so real estate investment is a high priority.

Continued expansion is highly anticipated, which will likely draw even more people to our beautiful metroplex . . . people who are going to need homes and rental properties.

Investors know that this is a buyer’s market, which is yet another reason to jump into the game now, and the MetroTex Association of Realtors reported that “the median price of a home in the D-FW area in April was $400,000, down 1.2% from the prior year”.3

Add to all this the nearly 8% real estate returns on a five- and ten-year basis4, and it becomes quite obvious that D-FW is the place to invest.

What are key considerations for investors?

Check Out Various Property Types

D-FW’s diverse market means there’s an investment strategy for every comfort level and budget. Single-family homes in solid suburban communities like Richardson, Garland, and Grand Prairie attract families who stick around for years. These tenants take care of properties and provide that steady, predictable income investors love.

For those eyeing urban markets, condos and townhomes in Uptown Dallas and Arlington appeal to young professionals who want to be where the action is. They’re willing to pay for location and amenities, though turnover tends to be higher.

Of course multi-family properties offer something special—multiple income streams from one investment. Whether it’s a duplex in a quiet neighborhood or a small apartment complex, you’re not putting all your eggs in one tenant basket.

Know Your Tenants

Our diverse economy creates distinct tenant profiles and understanding them is crucial to being a successful investor. Corporate relocations bring stable, well-qualified tenants who often sign longer leases and maintain properties beautifully.

The tech boom has created demand for properties with dedicated office space and top-notch internet infrastructure. These professionals understand the value of a good rental and typically pay on time.

Protect Your Investment

D-FW’s diverse housing stock requires careful inspection. Foundation issues can occur in clay soil areas, HVAC systems work overtime in our heat, and roof condition is critical given our occasional severe weather patterns.

Before purchasing a property, do your due diligence on insurance costs and property values. Even areas outside designated zones can experience drainage issues during severe weather.
