What’s Driving the Rush to Invest in Dallas-Fort Worth Real Estate?

Besides being a beautiful place to live and work, Dallas is an incredible business asset and getting even stronger given its fast-paced growth.

The Urban Land Institute and PricewaterhouseCoopers named Dallas the top market in the US to watch in 2025, which highlights the D-FW metroplex’s expansion in population, economy, and incredible potential for additional development.1

Just how significant are these gains?

D-FW’s population growth is the third largest in the country based on July 2024 statistics, listed after New York-Newark-Jersey City and Houston-Pasadena-The Woodlands based on Census Bureau statistics.2

Why would an investor not choose Dallas-Fort Worth since the population is growing 3.5 times faster than the nation’s average3?

Everything seems to be in place to point to continued expansion, which is likely to bring even more people to our lovely city. Of course the key is that all these folks are going to need homes and some will want rental properties.

The MetroTex Association of Realtors reported that “the median price of a home in the D-FW area in April was $400,000, down 1.2% from the prior year”4, making it a buyer’s market. In addition, there are nearly 8% real estate returns on a five- and ten-year basis.5

What are key considerations for investors?

Research Various Property Types

In Dallas-Fort Worth, real estate investors have many optional strategies. If they are interested in single-family homes, they may want to check out steady suburban communities like Garland, Richardson or Grand Prairie, all of which attract families who make their homes for years in these cities. Tenants in these suburbs generally care for the properties they rent, which delivers the predictable income that investors need and want.

Uptown Dallas and Arlington, among other areas, attract young professionals who can afford and are willing to rent condos and townhomes in these affluent areas, so urban markets are definitely available for investors.

Multi-family properties abound in the Metroplex, which provide multiple income streams from a single investment.

Choose Well-Qualified Tenants

An important part of being a successful investor is choosing tenants wisely. Because of all the corporate relocations to D-FW, there are many tenants who are willing to sign longer term lease agreements. They tend to maintain the rented properties well, which is a huge plus for investors.

Properties that have office space and great internet infrastructure are in demand by people who are working in the tech boom that has exploded recently.

Protect Your Investment

Realtors’ old saying, “It’s not a matter of IF but WHEN your house’s foundation cracks” is a strong warning about the importance of carefully inspecting properties under investment consideration. Our hot summers tend to overwork HVAC systems and occasionally there are severe weather conditions which impact roofs.

Doing your due diligence on property values as well as insurance costs is wise.
